Upon the first meeting with a prospective seller, we sit down with them and present an expansive marketing plan and recommended initial listing price. This unique and personalized strategy is based on hours of research involving the specific home’s location, neighborhood, previously sold homes in the same community, and other variables. We listen to sellers’ feedback, needs, and preferred commission, and tailor the selling strategy and marketing plan accordingly.
Once a home is listed and in our hands, we secure a sign in the yard and install a “Realtor®-only” lockbox, when applicable. This allows for showings to occur when the home does not contain occupants. This is especially helpful for foreign national sellers who are not at home to allow prospective buyers inside. This lockbox also ensures 100% security for sellers as it allows for only a licensed Realtor® to obtain the code to allow their buyer to obtain access, in addition to guaranteeing that the respective Realtor® accompanies his or her buyer throughout the entire showing.
We understand that a picture is worth a thousand words, which is why we strive to photograph our sellers’ homes in their very best light. These photos are then shared on thousands of real estate marketplace websites, such as Zillow.com, to ensure each home is seen by as many prospective buyers as possible.
The Multiple Listing Service, also known as the MLS, is utilized by all agents holding a real estate license across all 50 states. This platform allows for these agents to search the database based on criteria specified by their clients. Since this is the go-to for most agents, it provides ultimate exposure for all of our sellers’ homes.
In addition to the MLS, we make sure our sellers’ homes reach all prospective buyers, even those not represented by a real estate agent. Therefore, we secure placement on all of the top real estate “marketplace” websites to expand exposure and capture as many viewings as possible. We believe more showings equates to higher offers and more money in the pockets of our sellers.
In addition to exposure on all real estate marketplace websites, we continue to update our social media followers will our newest listings, providing further exposure and another opportunity for a prospective buyer to see one of our seller’s homes as his or her dream home.
Our team acts as a personal concierge for our sellers, setting up viewings between them and buyers’ agents. We ensure someone is always home, should that be the request of a seller, or that safety measures are met to combat the spread of the Covid-19 virus.
Following the viewing of each of of our sellers’ homes, we follow up with the respective buyers’ agent for feedback. The information shared includes thoughts on the actual property and/or where the client is in the overall buying process. This feedback is then shared with our sellers and the overall approach to selling the home is altered, when applicable, to ensure the fastest sale at the highest possible price.
As listed above, in addition to the detailed post-viewing feedback, we schedule weekly updates with our sellers to address questions while sharing previously obtained feedback from viewers. We strive to keep our sellers well-informed on all activity involving their listed homes. One way we ensure this continues throughout our time with each respective seller is via “marketing emails” that contain various stats from our website showcasing clicks and views, as well as information regarding all marketing efforts involving their home.
In addition to “update” phone calls, we strive on maintaining a connection with our sellers and therefore provide the opportunity to meet in-person on a monthly basis to discuss overall activity involving their listed homes and the future approach to ensure continued momentum leading up to a high-priced offer.

A unique and personal web page is created for each of our sellers’ homes. This page and respective URL is shared via all marketing materials to allow prospective buyers to view property highlights, interior and exterior photos, and more.
A video containing previously mentioned drone footage of the respective home’s location and community features, in addition to photos and short clips of the exterior and interior of the home. is compiled. These videos are shared on all of our social media channels, obtaining additional views and exposure.
With over 2.8 billion monthly active users on Facebook and over 1 billion monthly active users, we understand that this is an important captive audience filled with potential buyers. Therefore, not only do we share new listings with loyal social media followers, we utilize the ad feature on both platforms, again expanding our reach and increasing the number of views our sellers’ homes receive on a daily basis.
To expand beyond social media exposure, we share our newest listings with the surrounding neighbors and neighborhoods.
