Getting a property ready for photography, for showings (virtual and in-person), and ultimately for sale is by no means an easy task. Potential buyers nitpick as many things as possible to give reasons for a lower offer. Because of this, we wanted to provide our sellers with a comprehensive guide and check list to make this process as easy as possible. To make sure it is photographed in its best light, we follow a detailed checklist ourselves. See below for a few featured items, in addition to a few tips we provide our sellers prior to our arrival. 

Outdoor Tips:

  • Buyers love blue skies, so we make sure the front, back, and yard photos are taken on a beautiful, sunny day.
  • We make sure there aren’t any cars parked on the driveway or visible in the photo.
  • Because we select an angle of the home that isn’t blocked by trees, we recommend our sellers trim back any stray bushes or branches.
  • We wait until the sun is behind, to avoid shooting directly into it, so our photography sessions are scheduled accordingly.
 
Indoor Tips:

  • Lighting is everything, so we make sure all the blinds are open and all of the lights are turned on.
  • We always use landscape orientation for optimal viewing of the rooms.
  • We also use a selection of wide angle lends to fit more of the room into the photo.
Photos are the buyer’s first impression of all homes we list and we always make sure that impression is a memorable one!
