1. Placing Your Home on the MLS
The first step in launching a home for sale is uploading all its details, including a description of its main features, to the Multiple Listing System (MLS). This entry includes professionally taken photos — interior, exterior, drone, and twilight images — as well as the property video and a 3D interactive walkthrough tour.
These rich visual assets make your listing stand out from the moment it goes live, helping buyers truly experience your home before even stepping foot inside.
2. The MLS and Cooperating With Other Agents
So what exactly is the MLS?
The Multiple Listing System is a professional database used by real estate agents who pay an annual subscription for access. It’s both a marketing and collaboration tool that allows listing brokers to share their properties with thousands of other licensed agents.
When your home is on the MLS, it’s instantly available to all participating agents — many of whom represent buyers. The listing broker (us) offers a commission to any cooperating broker who successfully brings a buyer and guides that sale to closing.
In short, the MLS multiplies your home’s visibility and encourages collaboration across the entire real estate network.
3. Other Real Estate Websites
Sites like Zillow, Trulia, Realtor.com, and many others automatically pull data directly from the MLS. This syndication dramatically increases your home’s exposure online, reaching both national and international buyers.
Because these sites source their information from the MLS, it’s vital that your listing looks its best there first.
Zillow, currently the most visited real estate website, gives higher visibility to homes featuring both a video tour and a 3D interactive walkthrough. These features not only make your home more appealing to potential buyers but also help it rank higher in search results on the site.
4. Other Online Marketing Tools
Beyond the MLS, our team enhances your property’s online presence with additional digital marketing.
We post the home’s video and community footage on YouTube and Zillow, create a custom property website with its own domain name, and launch social media campaigns on Instagram and Facebook — including targeted pay-per-click advertising.
These combined efforts ensure your home is seen by as many qualified buyers as possible, both locally and abroad.
5. Flyers and Brochures
In preparation for viewings, we place high-quality, professionally designed flyers or multi-page brochures inside the property.
These serve as a tangible reminder for buyers after a long day of showings, helping your home stand out when they’re deciding which property to make an offer on.
We often include a features page listing upgrades and, when available, a floor plan to give buyers an even clearer picture of your home’s layout and value.
6. For Sale Sign and Lockbox
Before going live, we install a For Sale sign outside your property to attract local attention from neighbours and visitors. Many homes sell through community connections — neighbours with friends or family looking to move nearby.
We also place an electronic lockbox on the property for secure key storage. This lockbox can only be accessed by licensed Realtors using password-protected Bluetooth technology, ensuring every buyer visit is properly logged and accompanied by a verified agent.
7. Just Listed Postcards
To complement online marketing, we send out professionally designed Just Listed postcards to homeowners in the same community.
These mailouts help reach residents who may not pass the property in person — including out-of-state or overseas owners — letting them know a home is for sale nearby. Sometimes, it’s a neighbour’s friend or relative who becomes the next buyer.
8. Open Houses and Door Knocking
Finally, we host Open Houses to give buyers the opportunity to tour the home in person.
We advertise these events across the MLS, social media, and major real estate websites, and we place 20–40 directional signs to attract passers-by.
Beforehand, we distribute printed invitations to neighbours and often include a raffle prize to encourage visitors to share their contact details. This allows us to follow up personally and keep your property top of mind with potential buyers.
